Skechers’s beachside SoCal HQ goes on the market after massive renovation

News RoomBy News RoomOctober 25, 20262 ViewsNo Comments

Footwear brand Skechers is putting its longtime Manhattan Beach headquarters on the market just eight years after an extensive renovation transformed the building into a purpose-built corporate home.

The three-story building at 228 Manhattan Beach Boulevard, just blocks from the Pacific Ocean, is being offered through a competitive bidding process handled by commercial real estate firm CBRE.

Spanning approximately 28,600 square feet, the property could be worth close to $100 million, although no official asking price has been disclosed.

Originally built in 1982, the headquarters underwent a major refurbishment in 2018, reinforcing its role as a dedicated base for the company. It features a private, three-level underground parking garage with 69 spaces, as well as the potential for ground-floor retail.

Now, the building is to be delivered vacant to its next owner, a striking turn for a property extensively upgraded less than a decade ago to accommodate the business.

Skechers has not disclosed the reasons behind the decision to sell the property, and it remains unclear whether employees will relocate to another office or what will happen to the company’s apparel store operating from the site.

The property occupies a prime position in downtown Manhattan Beach, within walking distance of the beach, Manhattan Beach Pier, restaurants and shops. Its location and size are likely to attract investors seeking a foothold in one of Southern California’s most desirable coastal markets.

CBRE vice chairman Stephen Somer said vacant office buildings of this scale and quality in downtown Manhattan Beach were exceptionally rare, highlighting the opportunity for a new owner to take immediate possession.

Real estate website Movoto estimates the property’s value at approximately $92.8 million, with a projected range of $83.5 million to $102 million.

The listing also comes as the South Bay office market navigates elevated vacancies. Regional office vacancy reached 23.6 per cent in the first quarter of 2026, according to a Colliers report, although average asking rents rose 3.5 per cent year-on-year.

Whether the headquarters will remain an office building or eventually be repurposed is also unknown, with no confirmed information establishing its redevelopment rights.
