Miami’s surging cost of living has surpassed NYC’s for the first time ever: US data

South Florida has seen a rapid rise in the cost of living, with transplants saying the gap between Miami and New York City has narrowed dramatically as housing, restaurants and everyday expenses continue climbing.

The Miami metropolitan area’s cost of living is now second only to the San Francisco Bay area, having surpassed the now third-place New York metro area for the first time ever, according to the US Bureau of Economic Analysis’ latest Regional Price Parities report, which compared 2024 data.

The RPP report gave the Miami-Fort Lauderdale-West Palm Beach metro area a score of 114.155, compared with 112.563 for the New York-Newark-Jersey City metro area, meaning prices in both regions were well above the national average of 100 — but Miami edged ahead for the first time.

The shift follows a dramatic run-up in prices across south Florida. Miami’s private-school tuition, insurance costs and even restaurant spending are al higher than they were a year ago.

Consumer prices in the Miami metro have climbed 36% since 2019, while Miami-area home prices have soared 79% since the pandemic, according to BLS and S&P Case-Shiller data cited by a Bloomberg report published Monday.

The total cost of housing in the Miami, Fort Lauderdale and Palm Beach metropolitan area is now about 5% higher than in New York and its suburbs, which includes New Jersey, according to the Bureau of Economic Analysis. Southern Connecticut, where many hedge funds are located, is also now cheaper than Miami.

“It’s no longer just about the purchase price” for home shoppers in south Florida, Corcoran agent Michael Buttacavoli told Bloomberg. “It’s about the total cost to own.”

Six hurricanes in the last decade and regular floods have given Florida the highest home insurance premiums in the nation — an average of $8,292 last year, online marketplace Insurify estimates. That’s four times what New York State homeowners pay.

The Miami area’s property taxes, meanwhile, have jumped 62% since 2019, more than twice the national average, according to real estate data firm Attom.

The price surges follow a migration wave that transformed South Florida during the pandemic.

New York’s net outflow rose from about 74,000 tax returns in 2018–2019 to 142,000 in 2020–2021, while Florida’s net domestic migration peaked at 310,892 people in 2022 before slowing sharply in the following two years, according to IRS and Census data.

The rising costs are changing the calculus for many New Yorkers who once viewed Miami as a lower-cost alternative — including Ryan Cerny, a 29-year-old who relocated to South Florida just before the pandemic.

“You would see what real Florida prices were like before the COVID boom,” Cerny told The Post. “Everything just really stayed up after that, and it’s continued to go up.”

Cerny, who now lives with his girlfriend in Coconut Grove, said they pay about $3,700 a month for a 1,000 square foot townhouse. Friends renting studios and one-bedroom apartments closer to downtown Miami and Brickell routinely face rents approaching $3,000 a month, he said.

“Definitely going out less,” Cerny said. “Not going to the bars every weekend anymore. Maybe not eating out … during the week.” He added that grocery bills have also climbed sharply, calling Publix “ridiculously expensive now.”

But don’t expect the exodus of New Yorkers and Californians to stop – companies and wealthy businesses can likely foot the bill as they flee tax-and-spend blue states with lefty policies. Cerny said Miami still offers more value than Manhattan.

“At the end of the day, rent has gone up,” Cerny said. “It’s still not like Midtown Manhattan prices or anything.”

Despite the rising costs, Cerny said he has no immediate plans to leave South Florida.

“I still love living down here,” he said. “It’s still great quality of life.”
