Sixteen recorded condo sales at One Wall Street since Jan. 1 only marginally reduced the inventory of unsold units at Harry Macklowe’s landmark FiDi redevelopment.
The most recent sale shown on the city Finance Department’s ACRIS database was to Warren and Nora Lee Huang on Sept. 21 for $3.545 million.
Although some 566 apartments have been on the market since 2021, ACRIS records only 168 completed sales, or just under 30%. (Other reports that claimed higher numbers included deals in contract but not actually done yet.)
It’s impossible to know how the state’s imposition of a surcharge on pied-à-terre second homes valued at $5 million or more will affect One Wall Street, where most units are priced below the threshhold — but it won’t likely help.
