Durst Organization’s 114 West 47th St. getting a glossy new look

A fresh look is coming to 114 W. 47th St., a Durst Organization property that stands apart from the rest of the Midtown office-tower scene.

The red-brick building between Sixth and Seventh avenues has 600,000 square feet  — much smaller than the million-plus giants around it, but larger than nearby “boutique” office locations.

Sometimes overlooked due to its midblock address and low-profile entrance, it’s in for modest but meaningful upgrading — and new tenants. Durst is launching a marketing campaign for 525,000 square feet available now or in early 2028, and potentially for the whole building.

The redesign by architects HOK, which Durst leasing head Eric Engelhardt estimated will cost in the “tens of millions,” is intended to help “find a new anchor tenant.”

Among other improvements, he said, will be a new entrance with a highly visible awning, a new lobby and elevator cabs, a tenants’ lounge and possibly six new outdoor terraces in addition to the one that exists now.

The tower was built for US Trust Company in 1989. The firm was sold and resold several times and eventually become Bank of America’s Private Banking division, which will exit 350,000 square feet in February 2028.

Seven of the tower’s 26 floors are currently vacant with about 175,000 square feet.

Engelhardt said that BofA’s departure will leave floors 3-17 available as a contiguous block, a rare commodity in the drum-tight Manhattan Class-A market.

He said asking rents will be from $110-$135 per square foot.

Mary Ann Tighe, leader of the CBRE leasing team, said, “For companies looking for a new headquarters in Midtown, 114 West 47th Street offers an ideal location combined with the quality, sustainability, and stewardship that the Durst Organization is known for.”

CBRE is working with a Durst in-house team that also includes Tom Bow and Rocco Romeo.

Devotees of Langan’s, the popular Irish-themed restaurant on the ground floor, needn’t worry about the changes, which won’t affect it at all, Engelhardt said.
